We are keen to understand your needs and capture the initial brief before the journey starts. We undertake research regards the local planning background in order to fully assess the constraints and opportunities.

SITE SURVEY

FREE (Part of the planning fee)

At a time convenient to you we will visit to undertake a survey of the existing property. This usually takes between 45 mins to an hour depending on your requirements and the size of your property.  

Key external dimensions of your property will be measured and any key external features.

PLANNING APPLICATIONS

Preparation of the Existing and Proposed drawings will be undertaken and issued for comment. 

You will have the chance to comment and amend your plans before finally agreeing on the scheme. Once you are happy we will then submit the application on your behalf and liaise as necessary with the local authority planning team.

 Single Storey extension - £750 

Two Storey Extension - £900   

 Single Dwelling - £1850

LOCAL AUTHORITY FEES

Householder Planning Fee - Alterations / extensions to a single dwellinghouse, including works within boundary – 

£206 + Local authority service charge

Permitted Development - Alterations / extensions to a single dwellinghouse, including works within boundary – 

£103 + Local authority service charge

Full Planning Permission - A single dwellinghouse, including works within boundary – Single dwellinghouse – 

£462 + Local authority service charge

BUILDING CONTROL SERVICES

Dimensioned drawings, detailed sections and the construction specification suitable for submission to the approved inspector and the builder to provide a quote. These are in addition to the prices for planning.

     £700 Single Storey extension       
       £850 Two Storey Extension  

These fees are aimed to assist you with your budget. We treat all projects on an individual based therefore there may be some variation.                

We are not a VAT registered company and any local authority fees are in addition to the above prices.
