Consultation Meeting

This is the first stage of any design project and we want to develop a better understanding of what your key needs are for development.  So that we can offer the best advice we will normally need to visit the property but this will also provide an opportunity to answer your questions, such as;

Do we have any space for an extension?
Will you provide design options?
Will we need Planning Permission or what is permitted development? 
What will it all cost?
Do you have VR Goggles? 
Do you recommend any builder? 

This initial meeting is a free service and before any work is undertaken and allows us to prepare a detailed fixed price quotation.
 

Site Survey

Before any detailed layout drawings can be produced we will need to undertake a simple survey of the property, taking key internal and external dimensions. This takes approximately 45 minutes and will be undertaken at your convenience.
 

Design Development

Based on the initial meeting to capture the brief and using the survey information we will produce the initial draft layout for your project.  These initial drawings will then form the basis for further discussion allows us to develop the final design proposals. It is key that this stage delivers your desired scheme.
 

Planning Application
 

Once the proposals are finalised we then add detail and other elements required by the planners, complete the application form and submit. Following submission we may be asked to change the design by the planners, this is usually straightforward. You will be kept up to date with progress and we do not charge for these revisions.
 

Building Regulations
 

Once permission has been granted to build, and on your instruction, we will the building regulations pack. Our Building Regulations pack contains all the drawings, including all the details, needed for your builder to complete the works using a Building Notice, or you may prefer to complete a Full Plans submission to a building inspection.

The Build

We are happy to assist during this phase but it is not generally required. We are always available for questions and assistance as we understand that this is a 'scary' phase in the process and you want to make sure everything goes well.
